The Value of the Invisible Choices

The restoration began with a constraint: the rural tourism regulations, which forbid any increase in building volume and prevent altering the original architectural state of the masseria. A limitation only in appearance. It became the opportunity to work on what truly transforms a building:  energy efficiency, responsible use of resources and natural materials.

Borgo Sentinella now embraces a series of technical solutions designed to dialogue with the landscape without altering it:

  • Energy class A4 with only 21.51 kWh/m² per year
  • Solar panels and a 15 kW photovoltaic system integrated into parapets
  • Eco-plasters made of lime and hemp
  • Traditional incannucciata reed-and-wood roofs
  • 100% low-consumption LED lighting
  • Local stone and stabilised soil to promote natural permeation
  • High-efficiency wooden window frames
  • Native vegetation designed to blend seamlessly with the surrounding environment

Ancient Materials, Contemporary Comfort

The restoration enhances traditional Salento techniques, reinterpreted with a modern sensibility.

 – Lime and Hemp Plaster

A natural, breathable mixture offering thermal insulation and humidity regulation. The blend creates a thick, eco-compatible plaster that keeps the indoor climate naturally balanced throughout the year.

 

– Traditional Incannucciata Roofs

An ancient Salento technique using woven river reeds laid over wooden beams. Lightweight and insulating, it reflects historic architecture while helping to mitigate summer heat and harmonise with the landscape.

– The Water Cycle

All roof surfaces are designed to collect rainwater, used to irrigate the organic garden and green areas. Greywater from showers and sinks is purified and reused, significantly reducing reliance on the public water supply.

The restoration follows the ITACA Puglia Protocol, one of the region’s most important tools for assessing environmental sustainability.
